The One Mistake Keeping You from Selling Your House

The One Mistake Keeping You from Selling Your House

Your house has been on the market for months, but no one seems interested. You’ve hired an agent, followed all their advice and had shown up to every open house, so what are you doing wrong? You may not realize it, but I’ve already mentioned one of the biggest mistakes sellers make when trying to sell their house. The worst thing someone trying to sell a house can do is be present at all home showing events. This includes, but is not limited to:

Broker Tour and Caravans
Home Showing Appointments
Open Houses
Home Inspections Paid for by the Buyers
Buyer’s appraisal

If you show up to any of these events, you could potentially hurt your ability to sell your house.  It can be difficult to understand, how you are hurting your potential sale when you’re only trying to help. Below are just a few reasons why homeowners should stay away when trying to sell their house.

Agents Need to Talk
When a seller is at a caravan or broker tour, agents who are helping your real estate agent can’t discuss things like amenities, the condition of the house, or pricing issues. These are the exact issues your agent wants advice on. When they don’t feel comfortable discussing these issues, your agent can’t do their job, and it wastes time.

The same goes for the Buyer’s agent. A realtor’s job is to help buyers picture themselves in a home. This is going to be extremely difficult to do if the people that live there are present and keep talking about their favorite parts of the house, and all the times they enjoyed there.

Agents Need to Work
Your real estate agent won’t be able to do their job if you’re trying to do it for them. A realtor’s job is to advise, market, advertise, and produce a buyer. They don’t need you to do these things for them, and by not allowing them to their job, you’ve wasted your money.  Anything you want buyers to be aware of you can tell your real estate agent beforehand.

Have Confidence
You need to have confidence that your agent will do their job efficiently. If you feel like you have to be there to make sure your agent doesn’t mess up it may be time to find a new agent. Here’s a link to an article that has some tips for hiring a real estate agent.

Buyers Need to Talk
When you are present in the home buyers won’t feel comfortable raising their concerns to their realtor. That means anything they have questions about will go unaddressed and unresolved, and you’re less likely to get a sale.

If you’re looking to sell a house, one of the best things you can do is not be in it. Following this one rule will allow comfort for all involved and keeps you from wasting time and money.

Stress is one of the largest concerns when selling a home. Staging, managing finances and documents, and simultaneously juggling the rest of your life can be completely draining. However, one thing is certain about selling your home: it’s a lot easier when you have a solid real estate agent to handle it. Remember, No-One Works Harder to Sell your Home more than Joe!
