Craigslisting Your Home

Not a lot of sellers know this but, for a more unconventional way of listing, Craigslist can be used to gain exposure for your home. Craigslist has more than a billion viewers everyday and according to customer reviews, people who have posted ads of their homes have sold most of them successfully. Although, it’s not the preferred way of listing, it’s as easy as any other online listing website. All you have to do is open an account with them, post a new ad, make sure the category is under “Housing offered”, and the subcategory is “Real Estate- by owner”. Then it’s a done deal! Well not yet, you still have to wait for a buyer to call.

But here are some more helpful tips on how to successfully sell your home on Craigslist.

Post A Lot Of Photos
Similar to a home listing site, like Zillow, pictures are a must! Most people will not even contact you if there are no photos. This is because the ad doesn’t seem real or it looks like a scam. Therefore, post as much photos as you can. Post pictures of the outside of the house and the inside. Of all the bedrooms and bathrooms. Making sure they are clean and presentable. These photos also need to be taken with good quality, no blurry or dark images. Something to consider investing in, is hiring a professional photographer to take these photos.

Set A Reasonable Price
Now, even though your home is special to you, it may not come across the same to others. Remember, it’s Craigslist you’re posting on, not a real online listing service. Therefore, you want to set a reasonable price that will attract people. A price that is good for you and for potential buyers.

This is also the most trickiest part and deciding on a price might need more than just an earnest guestimate. Sometimes it takes a professional to decide on that for you. In that case, if you’re afraid of underselling or overselling your home, discuss with a real estate agent you trust before posting your final price tag.

Explain Every Detail
As you create the ad, you want to disclose as much information as you can when trying to sell your house, explaining every detail. Discuss any remodeling done on the house, or any problems, like a leaky roof. Include all this in the description box. The more honest you are, the easier it will be to find the right buyer.

Provide Contact Information and A Location
It’s always scary providing your personal contact info and location on Craigslist. However, you don’t want to withhold all that information from the buyer. They will want to know where the home is and what kind of area it’s in. Then if they are interested, they will need to call or email you.

Although, if you feel a little wary of providing all this information, feel free to just leave either your phone or email, not both. Also, do not give your full address, but a description of the area, for example, “Brandon, near the Brandon Mall.”

Be Available
And finally, the last tip to selling successfully on Craigslist is get ready for phone calls and emails for the next couple of days. Those are potential buyers calling, so you’ll want to pick up!

Stress is one of the largest concerns when selling a home. Staging, managing finances and documents, and simultaneously juggling the rest of your life can be completely draining. However, one thing is certain about selling your home: it’s a lot easier when you have a solid real estate agent to handle it. Remember, No-One Works Harder to Sell your Home more than Joe!
